Can I remove my build-out in my retail store after I leave? Is this typical?

I dont want the landlord to have an opportunity to sell my buildout to a similar store to give me a head start for relocation (so they dont just have a building ready for a similar business with some of my customers still going there confused as to my new location). My plan is to remove everyhting in the building but solid walls and ceiling..... (remove the drop ceiling, the office, the store room, the bathrooms, everything.
